Lease Execution

The lease is held directly between tenant and landlord, written and reviewed by a law firm to protect both parties.

Deposits

Security deposits are managed directly by the landlord — never held by Total Rental — for complete transparency.

Move-In & Delivery

Property handoff and condition documentation, so both owner and tenant start on the same page.

Ongoing Management & Maintenance

All services are sourced and contracted by Total Rental — owners are never left chasing vendors or coordinating repairs themselves.

Note on deposits: Total Rental does not collect security deposits from tenants. The property owner holds the lease contract directly with the tenant, keeping deposit funds fully in your control.
Working With Other Brokers

Already have a listing broker? We can still manage the property.

We also manage properties originally listed by other brokers, respecting existing broker-client relationships and lead ownership. Our role is property management — not competing for your listing broker's client relationship.
